Tenant Screening & Placement

We have extensive experience marketing rental properties throughout South Florida, and we are proud to be able to maintain full-occupancy and retain quality tenants for many of our property management clients. 

We handle the entire tenant screening, selection and placement process on your behalf. Our in-depth vetting process includes background and credit checks, as well as personal calls to references and prior landlords to ensure we place the most qualified, reliable tenants in your properties. We handle all legal documentation, maintain up-to-date and accurate tenant information, and use state of the art property management software to minimize costs so you can maximize profits from tenants.

Rent Collection

Under our property management services, your tenants have multiple ways to pay rent, including incentivized auto-payments that ensure regular monthly income. We handle non-payment swiftly, automatically adding late fees and requiring money orders from tenants with returned checks due to insufficient funds. We work with you to create a custom process for rent collection, late payments, and eviction timelines, and all tenants receive this information in writing as part of their lease.

Tenant Service Requests

Broken appliances and other unit-specific service requests are submitted through our tenant portal, and require no action on your part. We contract with local trade professionals to respond to service requests, and schedule service with the tenant within 24 hours. As part of our property management agreement, COLE Development is authorized to provide repair or replacement up to a certain dollar amount before your approval is required, saving you time and money by not handling these service requests yourself.

Property Maintenance

In addition to tenant services, we offer complete property management services for your building, including regular maintenance of HVAC, plumbing, electricity, elevator, laundry facilities, and other systems; landscaping, cleaning, and maintenance of common areas; and repair/replacement of building components, including roof, windows, doors, stairs, railings, gates, parking garages, etc.
